① TL;DR

Once verbal yes is in, the contract addendum has very specific language. EMD is $1,000, submitted AFTER inspection. Inspection period is 7-10 business days.

  • Trigger Claude Code: "verbal yes on [address]" to get contract parameters

③ How to run this play (step-by-step)

  1. Generate contract parameters in Claude Code
    Returns BBC data entry block + addendum language + buyer disposition summary.
    Trigger: contract parameters → paste into Claude Code (Mac)
    Replace with your actual address.
  2. Enter in BBC → Create Offer
    Open BBC Inventory → Create Offer button. Fill: Purchase Price, Seller Carryback, Down, Interest Rate, Amortization (30yr), Balloon (5-7yr), EMD ($1K), Inspection (10 biz days), Closing Date (30 days).

  3. Paste the addendum language
    Copy from below into the BBC contract template. Customize address and amounts.
  4. Send to agent for execution
    BBC handles e-signature. Agent forwards to seller. Expect 24-72 hours for return.
  5. Once executed → start dispo immediately
    Don't wait for inspection to begin marketing. Time matters.
  6. Submit BBC Marketplace + Grand In Taylor
    BBC Marketplace auto-dispos to BBC's buyer network. Grand In Taylor Creative form taps Richard's wider buyer pool.
  7. Generate buyer one-pager for out-of-network
    Get a shareable URL you can DM to Instagram/FB/email buyers.
    Trigger: buyer one-pager → paste into Claude Code (Mac)
    Returns a public URL ready to share.
  8. EMD timing — DO NOT submit early
    EMD ($1,000) is submitted ONLY AFTER inspection period ends. Inspection is 10 biz days (7 minimum). Richard's company often covers EMD for assigned buyers.
  9. Close in 30 days from execution
    Title transfer happens at closing. If using Land Trust structure, Buyer is named as beneficiary.

⑧ Counter-offer rules

EMD: $1,000, submitted AFTER inspection period ends (not at execution).
Inspection: 10 business days preferred, 7 minimum. Richard's company often covers EMD.
Closing: 30 days from execution.
Assignment fee: $5K standard. Track separately from purchase price.

Contract addendum language

Seller agrees to carry a note for $[Loan Amount]. Interest Rate: [X]% per annum. (or "0% interest.") Loan amortized over 30 years. Balloon Payment due [X] years from date of closing. (omit if none) Contract and all rights herein are assignable to Buyer's assignee. Title to transfer into a Land Trust at closing, with Buyer named as beneficiary. (if applicable)
